Grand Traverse County is shaped, quite literally, by water. The Grand Traverse Bay splits into its East Arm and West Arm around Old Mission Peninsula, giving the county one of the most striking shorelines in the Midwest. Beyond the bay, the county includes a chain of inland lakes — Long Lake, Silver Lake, Bass Lake, and Lake Dubonnet among them — each with its own character and its own community of waterfront homeowners. Spider Lake and Lake Arbutus, in the eastern part of the county, round out the region’s lake country, though they fall outside our typical building area.

Old Mission Peninsula

Old Mission Peninsula deserves particular mention. The 19-mile peninsula splitting Grand Traverse Bay is home to some of the region’s most sought-after properties — vineyard estates, bluff-top homes with bay views in both directions, and quiet wooded lots tucked away from the peninsula’s well-traveled wine trail. Building on the peninsula comes with its own considerations: lake-effect weather patterns, agricultural zoning overlays near the wineries, and septic and well requirements specific to the peninsula’s geology.

Townships We Build In

Our work is concentrated in the western and central part of the county, where most of our crews and project history are based. That includes Peninsula Township, home to Old Mission and its distinctive vineyard zoning; Garfield Township, a high-growth area south and west of the city popular for its balance of accessibility and more affordable lots; Long Lake Township, centered on Long Lake and a favorite for residents who want lake access without the density of the bay shoreline; and Green Lake, Grant, Blair, and Mayfield Townships further south, each offering a bit more acreage and privacy at a short distance from the city.

Every township has its own permitting process, setback rules, and well and septic requirements, and we’re familiar with the specifics of each.
