when do we start building our house?

 

That depends on you.

If you have purchased an empty lot and we are building your house, we can start the building process at any time after the design phase is complete.
If we are remodeling an existing home or knocking an existing home down and starting over, we offer you the summer to enjoy your waterfront property.  Lakeshore Custom Homes is happy to wait until after Labor Day to begin the process with the full expectation of having you back in by the following summer. 

 

When should I start the bank process?

You should start the bank process
interviewing process at the beginning of the design phase.  You will need to choose your bank as you enter the construction phase.

 

How do you charge to build a house?

Lakeshore Custom Homes gives you the advantage of a construction based fee.  This is a flat fee that is added to the cost of building your house.  Lakeshore Custom Homes goes through a very detailed costing and building process for your home prior to giving you your price.  This process allows us to charge one flat fee.

 

Why is a construction based fee an advantage?

A construction based fee allows Lakeshore Custom Homes to pass on discounts that may be offered by vendors directly to you.  Our fee does not change as your costs go up or down.  Another advantage is the peace of mind that comes from knowing that when Lakeshore Custom Homes gives you an opinion about upgrades on the construction of your dream home, it is not to make additional money off of you but to help you make the best choice based on your desires.


Are there any exceptions to the flat fee?

Yes.  From time to time, the customer will want to add on a significant change.  Sometimes these changes require a lot of extra time for Lakeshore Custom Homes.  In this event, Lakeshore Custom Homes will go through the costing process on the change so that you know what your costs  are, and what additional fee will be charged before you decide on the upgrade.

 

Do you have “stock” house plans?

Yes, we have stock plans, but they hardly ever get used.  Lakeshore Custom Homes builds Custom Dream homes.  You may want to start out with a stock plans at the beginning stages to get some ideas, but everyone gets a unique set of plans.

 

What will our house look like?

Lakeshore Custom Homes can create a virtual walk through of your house plans.  We can also super impose a picture of your new house on your site letting you see months in advance what your dream home will look like.

 

What if we want to make changes to our house after construction begins?

There are always changes. Because Lakeshore Custom Homes spends so much time getting to know you and what you want out of your home during the design process, we find that our customers do not have a lot of significant changes during the construction process.  We find that most of the changes are usually normal and easy.  There are no additional fees from us in these circumstances.  The cost of your house will change based only on the direct cost of the change.
